When it comes to discussing pre-approval and finding a lender, it is crucial to follow my number one rule: Do not rely solely on the advice of friends, family, or acquaintances. Each lender operates differently, and what may have worked for someone else might not be the best approach for you. This is why it's essential to seek professional guidance and explore various options.


In Texas, there are several exceptional equity-sharing programs available to assist buyers struggling with insufficient financial resources for down payments that a lender might not tell you about! These programs offer innovative solutions to make homeownership more attainable. Here are a few notable programs worth considering:

  • Home Partners of America: Home Partners of America operates a Lease with a Right to Purchase program. They work with potential homebuyers who are not ready to purchase a home immediately but want the option to buy in the future.   • Texas Department of Housing and Community Affairs (TDHCA) Down Payment Assistance: The TDHCA offers various down payment assistance programs to help first-time homebuyers with limited financial resources.
